In the Kapalua Resort, there are five residential neighborhoods and one under development. They each have their own unique characteristics and individual market conditions. A summary of the various neighborhoods and their individual market conditions follow, along with photos I took from a day flying with a friend over West Maui.
Pineapple Hill and Pineapple Hill Estates Pineapple Hill and Pineapple Hill Estates are located overlooking the Kapalua Bay Course, and share the same homeowner’s association and amenities. The grounds are my personal favorite in the resort, as the common areas are beautifully landscaped in a riot of colors. Pineapple Hill was the first phase in this development, and lots were first offered for sale back in the late 1980’s. The 99 home sites ranged from approximately .2-.4 acres, with six floor-plans to choose from. The HOA now allows owners to customize their homes when building, as long as they retain the footprint of one of the six floor-plans and receive design review approval. Custom homes were allowed on lots where two or more lots were joined contiguously.
Pineapple Hill Estates was annexed into the development in 2000, with 31 home sites of approximately .5 acres. The building restrictions here are different from that of the first phase of Pineapple Hill. Custom homes here carried height restrictions of 25 feet for single story residences, and 30 feet for two story residences which are permitted on the top row only.

Plantation Estates and Honolua Ridge The Plantation Estates and Honolua Ridge communities are located at the northern end of the Kapalua Resort. The Plantation Estates consists of two phases of 53 home sites of approximately 2+ acres, with the majority surrounding the famed Plantation Course. The Plantation Estates is home to some of the Kapalua Resort’s highest residential sales to date, along with Kapalua Place, with homes selling up to $14 million. The Honolua Ridge was annexed into the Plantation and added 50 home sites, some of the largest in the Kapalua Resort ranging from approximately 2 to 30 acres.
Kapalua Place Kapalua Place is comprised of just 8 home sites overlooking Oneloa Bay. Five of the home sites are situated oceanfront with spectacular views of the white sand beach of Oneloa Bay. Three home sites are located on the hill above, offering tremendous views of the ocean and Molokai. With so few home sites, sales here are rare.

Mahana Estates Currently under development, this will be Kapalua’s next Residential community.
Situated on nearly 124 acres just south of the Plantation Estates and the Plantation Course, the Mahana Estates is a 51 lot residential subdivision and the first phase of Kapalua Mauka. Preliminary plans for the lots are for .64 to 4.3 acres. The home sites are not currently offered for sale, so I am just taking an interest list for those that want to be updated when information is made available.
