Kapalua Homes | Market Spotlight on Luxury Homes in Kapalua
A new listing in Kapalua currently tops the Maui and Hawaii market as the highest priced residential listing in the islands at $28,000,000. This architecturally significant home is situated on a private peninsula, between the marine life conservation districts of Honolua and Mokulei’a Bays.
Close by you’ll find two beachfront homes listed at Kapalua Place at $26,000,000 and $20,880,000. This small enclave of just eight home sites is Kapalua’s only beachfront residential community. There are just five oceanfront lots overlooking Oneloa Bay, and all but one have been developed.
At the time of this post, there are just four homes listed over $20,000,000 in Maui, the fourth being a home situated on the much sought after Keawakapu Beach, close to the Wailea Resort, listed at $22,800,000 (MLS 359380).
Sales History of Luxury Homes in Kapalua, Wailea and Makena Resorts:
To date, the highest priced Kapalua homes to sell recorded at $14,000,000: a home at 9 Bay Drive, an oceanfront home at Hawea Point, and 222 Plantation Club Drive, situated overlooking the 18th fairway of the Plantation Course.
This year, the Montage Residences Kapalua Bay set record high condominium sales for West Maui and the Kapalua Resort. Three four bedroom residences closed at $8,250,000, $7,750,000 and $7,500,000.
As reported by the Maui MLS, the highest recorded residential sale to date is $27,000,000 for a home in Makena, followed by a home at $23,000,000 in South Kihei, an area adjacent to the Wailea Resort. By comparison, in Wailea, there have been nine sales to record from $7,500,000 to a high of $12,500,000 at three luxury condominium properties: Andaz Residences Wailea, Wailea Beach Villas, and Wailea Point.
A resort is in the planning stages in Makena, which was recently acquired by Discover Land Company. According to their site, they are planning a private beach and golf course community on approximately 1800 acres. Currently, the Makena Beach and Golf Resort offers hotel accommodations in the Makena area.
Similarly, the Wailea Resort is situated on approximately 1500 acres and is anchored by theFairmont Kea Lani, Four Seasons, the Grand Wailea, Andaz Wailea, and the Wailea Beach Marriott Resort and Spa.
The Kapalua Resort is a master planned community of just 1600 developed acres set within and surrounded by approximately 23,000 acres of nature preserves and open space. There are two anchor hotels, the Montage Kapalua Bay and the Ritz-Carlton, Kapalua.
The name Makena translates to “abundance” and Kapalua loosely to “arms embracing the sea”.
